About the booking plattform

www.lyngvarresort.com is a booking platform that offers privately owned lodges in Lyngvær, Lofoten. The platform is operated by Lofoten Premium Hospitality AS, a Norwegian property management company specializing in short-term rentals on behalf of private property owners.

We do not own any of the properties listed on the platform. Instead, we mediate bookings and manage the guest experience on behalf of the owners. This includes secure booking, guest communication, professional cleaning, property preparation, and assistance with local activities and services


General terms

By completing a booking through our website, you enter into a legally binding agreement and accept the terms and conditions outlined here. We reserve the right to update these terms at any time, with changes taking effect upon publication on our website.

1. The accommodations & your stay

Each property listed on our platform is privately owned and uniquely designed. The number of beds, bedrooms, amenities, views, and features may vary between lodges, and prices reflect these differences.

All accommodations are self-catering lodges, meaning:

  • The lodge is fully prepared and professionally cleaned before your arrival. Beds will be made and towels supplied based on the number of guests in your booking.

  • Kitchens are fully equipped and include essentials such as salt, pepper, and cooking oil.

  • Basic toiletries are provided, including hand soap, shampoo, and conditioner, as well as dishwasher tablets and laundry detergent to get you started.

  • Guests are responsible for their own meals and daily upkeep during the stay.

  • The lodges are not staffed and do not include hotel-style services such as daily cleaning or room service unless specifically booked in advance.

  • Self-check-in is available via a smart lock system. You will receive detailed access instructions and property information after booking confirmation.

This setup gives you full privacy, independence, and flexibility—ideal for families, groups, or couples looking to enjoy Lofoten at their own pace.

3. Best Price Guarantee

When you book directly through www.lyngvarresort.com, you benefit from our Best Price Guarantee. This means you’ll always get the best available rate compared to third-party platforms like Airbnb or Booking.com, with the same conditions and services.

What to do if you find a better price:

If you discover a lower price elsewhere for the same lodge and conditions, contact us before completing your booking—or within 24 hours after booking through our site. We’ll manually verify the details and match the rate if eligible.

4. House rules

Each property is privately owned, and specific house rules may vary. These will be clearly communicated in your check-in information and on the listing presented on our booking platform. As a guest, you are expected to read and follow these rules.

The following general rules apply to all accommodations:

4.1 Maximum Capacity
Each lodge has a defined maximum guest capacity. Exceeding this limit may result in additional charges or cancellation of your stay.

4.2 Smoking
Smoking is strictly prohibited inside all lodges. If any evidence of smoking is found indoors—including odors, ash, or damage to furniture—we reserve the right to invoice the guest a €500 penalty to cover deep cleaning, deodorizing, and replacement of affected items. This policy ensures a safe and allergy-friendly environment for all future guests.

4.3 Pets
Pets are only permitted in selected lodges and must be approved in advance. An additional cleaning fee applies to ensure the property remains allergy-safe. If you are unsure whether your lodge allows pets, please contact us before booking.

5. Guest Responsibility & Liability

5.1 Guest’s Responsibility
You are responsible for treating the property and its furnishings with care. Any damage, breakage, or misuse may result in charges to cover repair or replacement.

5.2 Use of Facilities
Use of saunas, jacuzzis, and other amenities is at your own risk. We are not liable for injuries sustained during their use.

6. Privacy Policy

Your personal data is handled in accordance with applicable privacy laws (including GDPR). We only use your information to manage your booking and provide service during your stay. We never share your details with third parties for marketing purposes.

7. Payment Terms

7.1 Standard Payment
To confirm your reservation, full payment is required at the time of booking. The reservation is considered confirmed only once payment is successfully processed.

7.2 Secure Online Payment
We accept all major credit and debit cards, as well as secure online payment options through encrypted gateways.

7.3 Bank Transfer
For bookings made more than 30 days before check-in, you may choose to pay via bank transfer. This option will appear at checkout if eligible. Payment instructions will be sent by email, and transfers must be completed within the deadline provided to secure your booking. It may get cancelled automatically if payment is not registered.

8. Security Deposit

For larger bookings or high-value properties, we reserve the right to charge a security deposit of €500. This will be held prior to check-in and automatically released after departure, provided the lodge is left in good condition and no damage or excessive cleaning is required.

If a deposit is required, you will be informed during or shortly after booking.

9. Cancellation Policy

9.1 Standard Cancellation Terms

  • Free cancellation within 24 hours of booking (if booked at least 7 days before check-in)

  • Full refund for cancellations 30+ days before check-in

  • 50% refund for cancellations between 14 and 30 days before check-in

  • No refund for cancellations less than 14 days before check-in

9.2 Special Cases

  • In the event of illness, natural disaster, or other extraordinary circumstances, cancellation requests will be evaluated individually. Documentation may be required.

  • If we must cancel due to overbooking or unforeseen circumstances, we will offer alternative accommodation or a full refund. If the alternative is more expensive, we will cover the price difference.

9.3 Non-Refundable Bookings
Some offers and discounted rates are non-refundable. These will be clearly labeled during booking, and no refund will be issued for cancellations.

10. Check-in & Check-out

  • Check-in: From 16:00

  • Check-out: By 11:00

Early check-in or late check-out may be available upon request and may incur an additional fee.

11. Cleaning & Maintenance

11.1 Standard Cleaning
All properties are professionally cleaned before and after each stay. This includes hotel-standard bed linen and towels, which are prepared and set up according to the number of guests in your booking.

11.2 Mid-Stay Cleaning
Mid-stay cleaning is available upon request for an additional fee. Please contact us in advance to arrange this service.

11.3 Excessive Cleaning
If a property is left in poor condition that requires excessive cleaning, an additional cleaning fee will apply.
If check-out instructions are ignored (e.g. trash not removed, dishes left unwashed, furniture moved, etc.), we reserve the right to charge a fee to cover the extra time and labor required to restore the property to standard.

11.4 Pet Cleaning
We love welcoming pets, but they are only permitted in selected lodges and must be approved in advance. An additional cleaning fee applies to ensure the property remains allergy-safe for future guests. If you are unsure whether your lodge allows pets, please contact us before booking.

12. Insurance & Personal Belongings

We recommend that all guests purchase travel insurance that covers personal belongings, delays, and any accidental damage to the accommodation or its interiors. While such situations are rare, insurance provides peace of mind throughout your stay. We are not responsible for lost, stolen, or damaged personal items.

13. Force Majeure

We are not liable for any disruption or cancellation caused by circumstances beyond our control, including but not limited to natural disasters, pandemics, war, power outages, or government restrictions.

14. Jurisdiction

This agreement is governed by Norwegian law. Any legal disputes must be resolved in the courts of Svolvær, Vågan Municipality, Norway.

15. Communication

All booking-related communication must be made through our official channels—email, phone, or website. For urgent assistance during your stay, contact our guest support directly.

16. Disclaimer

  • All lodge descriptions, photos, and amenities listed on our site are provided in good faith and believed to be accurate. Minor updates or changes may occur over time.

  • We are not responsible for third-party services such as tours or transport, even if recommended by us.

  • We cannot guarantee uninterrupted access to our website or booking systems at all times.

  • We reserve the right to cancel a stay or request early departure, without refund, in cases of serious house rule violations or inappropriate behavior.
